An efficient ventilation system dramatically cuts your energy output, saving
you money on every energy bill, prevents serious roof damage and insures
that your home’s warranty is not compromised. The affects of a deficient
ventilation system are evident throughout the entire year.
In the hot months, attics without efficient ventilation can exceed temperatures
of 125 degrees. As hot air rises, a stagnant attic will collect and trap it;
heating the surrounding walls and ultimately heating the rest of the home.
Extended periods of accumulated hot air not only results in expensive energy
bills, but will also dry out your trusses and weaken the infrastructure of your
roof.
In the cold months, attics without efficient ventilation are susceptible to
moisture damage. Normal household activities such as, showering,
laundering and cooking, can release as much as three to five gallons of water
vapor per day. This moist air, like hot air, rises and is trapped in the attic.
The condensing of moist air will warp and deteriorate the roof decking and
shingles. Trapped moist air can also freeze, ruining surrounding insulation,
blocking any existing ventilation ducts and freezing in any nook and cranny
of the attic. As the attic temperature warms, the frozen vapor thaws and this
stagnant attic becomes the perfect breeding ground for mold.
Count soffit vents: Soffit vents are located under the eaves, you should have
one soffit vent to every ten linear feet.
Check attic venting: You should have ten square feet of venting per 1000
square feet of attic area-50% at the peak, 50% at the soffits
Rafter bays: keep bays open (year round) to the soffit area and allow free air
to move from the soffit area into the attic. This will keep mold from forming,
ice dams at bay and the attic cooler during the summer
Natural attic ventilation: Avoid using store bought power fans. They do not
have temperature control features and are unsuccessful in the overall
ventilation of your attic. We highly recommend that homes with tile roofing,
flat roofs or inaccessible attic spaces, have a professional installed fan.
