Protecting the interior of your home or commercial structure relies on maintaining a
structurally sound roof. Below you will find information on the importance of roof
maintenance and how to identify weaknesses that occur from season changes and after
severe weather.
Since weather changes cause daily wear and tear to a roof, regular roof maintenance is
essential in preventing most catastrophic and expensive damages. By doing annual and
post storm roof evaluations, you will identify repair areas immediately and avoid future
problems.
Know the general construction of your roof, especially if the previous owner installed the
roof. Know the general age of the roof, the roof’s storm history and the materials that
make up your roof. Knowing what materials were used to construct your roof allows you
to understand how your roof will age in your local climate and whether there are possible
areas that water can collect.
Penetrations to your roof’s surface, such as chimneys, utility vents and attic vents should
be water tight.
The age of your roof: Every 10 years a roof should be inspected. The 10 year mark a roof has
endured a fair share of wear and tear and could be developing weak areas not visible from the
ground. This is especially important for residential roofs.
Annual Evaluation: Once a year, and after each storm walk the ground perimeter of the structure
(Using binoculars is very helpful, and we highly recommend not climbing onto your roof). Focus
on your roof’s shingle, metal vent and chimney conditions. Also observe your gutters and look
for hail damage marks.
Shingle Condition: Look for lifting or curled shingles, cracked or missing shingles and roof areas
with smooth dark areas (smooth dark areas indicate that the protective granules have worn away).
Storm Evaluation: Look for detached shingles and loose protective granules around the perimeter
of your home. If you have gutters look for granules that may have washed out of the downspouts.
Other Indicators: Look for dents in metal vents and whether any of the structures on your roof are
leaning out of place. This will indicate hail and wind damage.
The Attic: On a sunny day, go into the attic and avoid turning on the overhead attic light. You are
looking for pinhole spots of light that may be appearing around the chimney and or vents. If light
is getting through, then the flashing is damaged and other elements such as water and external
heat or cold are getting through as well. Next, turn the overhead light on and scan the underside
of the roof sheathing. You are looking for any new signs of water staining, soft or moist spots.
Observing the attic during a heavy downpour is a great way to look for possible leak hazards.
